AI Usage & Transparency

The advisor is the centre of this platform, so how it works should not be a mystery. This is what it does, what it refuses to do, and where a person takes over.

01

What the advisor is for

The advisor's job is to turn how you actually talk about property into a structured requirement — journey, location, budget, property type, configuration and timeline — and then to explain why particular listings fit that requirement.

It is a consultant's assistant, not an oracle. It narrows and explains; it does not decide for you.

02

What it will never do

  • It does not invent listings, prices, areas, approvals or registration numbers. Every property fact it states comes from a listing record on this platform.
  • It does not present an estimate as a confirmed figure. Guide prices are labelled as guides.
  • It does not give legal, tax, financing, valuation or investment advice.
  • It does not pressure you towards a particular property, and it is not paid more for recommending one listing over another.
03

How your conversation is processed

Your messages are sent to a third-party large-language-model provider under contract to us, purely to generate the reply and structure your requirement. We route every AI call through our own provider-agnostic layer, so the underlying model can change without changing what the product promises you.

We do not include your name, email address or phone number in a property conversation sent to the model.

04

Nothing is saved until you confirm

While you are talking, your requirement is held as a draft. It becomes an active requirement — visible in your workspace and used for matching — only when you confirm the property brief.

You can delete a requirement at any time, and a deleted requirement is excluded from future matching.

05

Where human judgement takes over

Listing verification, promoter checks, registration reconciliation and enquiry handling are performed by people, not by the model. A listing's verification badge reflects human review, never an AI assessment.

06

Mistakes and feedback

AI systems get things wrong. If the advisor states something that does not match a listing, tell us and we will correct the record and investigate the cause.

Write to hello@archesandacres.com with the property and what the advisor said.
