Arches & Acres is an AI-first property discovery platform. We help you describe what you are looking for, match it against listings we have taken on, and connect you with the advisory team, owner or promoter responsible for a property.

We are not a party to any transaction between you and a seller, landlord, owner, promoter or agent. We do not act as an escrow, lender, valuer or legal adviser.

Arches & Acres is operating in private beta. The registered operating entity, its registered office and its statutory registration numbers are being finalised and will be published here in full before public launch.

• You must be at least 18 years old and legally able to enter into a property transaction in the relevant jurisdiction.
• You are responsible for the accuracy of the information you give us and for keeping access to your account secure.
• One person, one account. Do not share credentials or impersonate another person, business or promoter.

Listing information — price, area, configuration, amenities, availability and registration details — originates with the owner, promoter or their appointed representative. We verify what we reasonably can and label the level of verification on each listing.

Prices and availability change. Always confirm current particulars, title, approvals and registration status directly and with your own professional advisers before you commit money.

• The advisor helps you structure a requirement and understand listings. It is guidance, not professional advice on legal, tax, financing, valuation or investment matters.
• Do not rely on an AI-generated summary in place of the listing's own particulars and documents.
• Do not use the advisor to submit unlawful, abusive or deliberately misleading content.

When you submit an enquiry, we share it — together with the requirement attached to it — with the advisory team, owner or promoter handling that property, so they can respond to you.

We do not sell your contact details to unrelated agents, and we do not add you to third-party marketing lists.

• You may only list a property you own or are authorised to market, and you must be able to evidence that authority on request.
• Media must be of the property being listed. Renders and stock imagery must be identified as such.
• Where registration with a regulatory authority is required, you must supply the registration number, promoter name and status truthfully.
• We may decline, pause, unpublish or remove a listing that is inaccurate, misleading, duplicated or in breach of these terms.

• Do not scrape, bulk-download or resell platform content, including listing media and AI output.
• Do not attempt to bypass access controls, probe the platform for vulnerabilities without authorisation, or interfere with its operation.
• Do not post content that is unlawful, discriminatory, defamatory or infringes another party's rights.

The platform, its design system, editorial content and software are ours or our licensors'. Content you upload remains yours; you grant us a licence to host, display, resize and promote it in connection with the listing while it is on the platform.

The platform is offered during private beta on an as-is basis. Features may change, and access may be interrupted for maintenance. We will give reasonable notice of material changes where we can.

To the fullest extent permitted by law, we are not liable for losses arising from your reliance on listing information supplied by a third party, from a decision to transact, or from matters outside our reasonable control. Nothing in these terms excludes liability that cannot lawfully be excluded.

Pending confirmation of the operating entity, these terms are intended to be governed by the laws of India, with the courts at Kochi, Kerala having jurisdiction. The final governing-law clause will be published here alongside the entity details.
