How we verify a listing
Every listing carries a verification level, and we never let a badge imply more than we actually checked.
Listed
Particulars received from the owner or their representative and published. Ownership authority has not yet been evidenced.
Owner verified
We have confirmed the identity of the person listing and their authority to market the property.
Property verified
Media confirmed as the actual property, location confirmed on the ground, and configuration and area checked against documents.
Registration verified
For projects requiring registration, the number and promoter name have been reconciled against the authority's public register.
Promoters, builders and developers
- We confirm the legal entity name against its statutory registration before publishing a project.
- We record the promoter name exactly as it appears on the registration, not the marketing brand.
- We ask for delivery history and, where a promoter has a registered project, we check its status on the public register.
- We do not rate or rank promoters, and a listing is never promoted because of a commercial arrangement.
K-RERA registration in Kerala
Kerala Real Estate Regulatory Authority maintains the public register for real-estate projects and agents in Kerala. Projects above the statutory threshold must be registered before they are advertised or sold.
On every registered project we publish the registration number, the promoter name on the registration, the declared possession date and a direct link to the official register so you can verify it yourself rather than take our word for it.
Where a project is exempt, or where a promoter has not yet supplied a number, we say so instead of leaving the field blank.

- Never transfer money to an individual's personal account. Payments belong in the promoter's or seller's designated account, against a receipt.
- Verify the registration number on the authority's own website on the day you pay, not from a brochure.
- Appoint your own advocate for title and approval due diligence. Do not rely on a seller's or promoter's lawyer.
- Insist on seeing the original title documents, approved plan, occupancy certificate where applicable, and encumbrance certificate.
- Treat pressure, unusual urgency and off-record cash requests as a reason to pause and ask us.
What we do not do
- We do not hold or handle your transaction money, and we never ask for a booking payment through this platform.
- We do not guarantee title, approvals, delivery timelines or investment returns.
- We do not sell your contact details to third-party agents.
Report a concern
If a listing looks misleading, a registration does not reconcile, or someone contacts you claiming to represent us and asks for money, write to hello@archesandacres.com. Include the property and any messages you received. We investigate every report and unpublish listings while we do.
